Waldorf Astoria Is Taking Over the Former W South Beach

Hilton is bringing Waldorf Astoria to Miami Beach, and it is doing so in one of the most obvious locations possible: the former W South Beach on Collins Avenue. The hotel is expected to reopen as Waldorf Astoria Miami Beach in winter 2027 following a major renovation. Reuben Brothers owns the property, while Hilton will operate it under the Waldorf Astoria brand. This is a pretty big change for one of South Beach's best-known luxury hotels.

What is changing?

The new Waldorf Astoria Miami Beach is expected to have 348 suites, all with private balconies and ocean views. The hotel will also get a new arrival experience, Peacock Alley, new restaurants, a redesigned pool deck with private cabanas, a new spa and wellness center, upgraded fitness facilities and refreshed event spaces. Avenue Interior Design is handling the interiors, so this is not just W South Beach getting a new sign. The plan is a substantial repositioning of the property.

This could be a very good fit for Waldorf Astoria

I think this makes a lot of sense. The former W South Beach already has one of the better locations in Miami Beach, right on the ocean and close to the restaurants, bars and shops people come to South Beach for. The building also lends itself well to Waldorf Astoria because the rooms are large and the hotel already feels more residential than many beach resorts.

What I will be interested to see is whether Hilton keeps some of the personality that made W South Beach feel like Miami. Waldorf Astoria has become much more contemporary in recent years, but there is always a risk with these big brand conversions that a hotel loses some of its sense of place. Miami Beach does not need another beige luxury hotel.

What happens to W South Beach?

W South Beach is effectively gone from this address. The property will close for renovation and return as Waldorf Astoria Miami Beach, with the current target being winter 2027. That is still far enough away that I would not plan a trip around the opening date yet. Large hotel renovations have a habit of moving. But once reservations open, this will be one of the Miami Beach hotels I will be watching closely.

This gives Hilton a much better luxury position in Miami Beach

Hilton has been expanding Waldorf Astoria, and this is a useful addition. Miami has plenty of luxury hotels, but Hilton has not had the same depth at the very top of the Miami Beach market as some of its competitors. Putting Waldorf Astoria into the former W South Beach immediately gives it a recognizable oceanfront property in one of the city's best locations. It also comes as Waldorf Astoria Miami is being developed separately in Downtown Miami, so the two hotels should appeal to very different travelers.

Will it be part of Hilton Honors?

Yes. As a Waldorf Astoria, the hotel will participate in Hilton Honors. That means eligible stays should earn Hilton Honors points, and members should be able to redeem points once award availability opens. I would also expect the hotel to be relevant for Hilton Impresario, Hilton's preferred travel advisor program for many of its luxury hotels, although the exact benefits and booking options will become clearer closer to opening.

My take

This is one of the more interesting Miami Beach hotel conversions in a while. The location is already there. The rooms are already large. The ocean views are already there. The big question is whether Waldorf Astoria can take what worked about W South Beach and improve the service, rooms and overall luxury level without turning it into something generic. If they get that balance right, this could become one of Hilton's best luxury hotels in the US.

Booking Waldorf Astoria Miami Beach

Waldorf Astoria Miami Beach is currently expected to open in winter 2027. Once reservations open, Clements Travel will be able to check the available rates and any Hilton Impresario benefits offered at the hotel.
